New views for detailed analysis of second hand vs new build sales.

EVGENY GRACHEVInvestMap

Problem

Until now, the InvestMap platform provided visualization of municipal market data without distinguishing between different supply types. This lack of granularity resulted in an absence of reliable and specific data on new build commercialization. Consequently, users were limited to analyzing the general market trends without the ability to dissect the nuances between second hand properties and newly constructed buildings.

Solution

To address this gap, InvestMap introduces two additional views within the Sales tab, leveraging notarized data to separate and present sales information by supply type: Second Hand and New Build. This enhancement enables users to navigate and evaluate these two critical market segments independently.

Furthermore, the platform now offers comparative analysis capabilities between Second Hand and New Build sales. These comparisons facilitate a clearer understanding of price differentials, enabling more precise market segmentation and valuation.

Impact

  • Granular Market Insight: Users gain an in-depth perspective on the commercialization dynamics of differing supply types, which were previously aggregated and indistinct.
  • Efficient Price Comparison: The introduction of one-click pricing comparisons accelerates market analysis workflows, eliminating manual data cross-referencing.
  • Time Savings: By integrating notarized new build sales data directly into InvestMap, users are freed from sourcing and validating this information externally, thus reducing research time and potential for error.

This feature upgrade represents a significant step towards equipping market analysts, real estate professionals, and investors with comprehensive, segmented sales data, fostering informed decision-making based on precise supply type distinctions.
