Context & Problem

Supply Analysts currently assess property profitability using manual calculations across fragmented spreadsheets. This lack of a centralized, structured tool leads to varying scenario assumptions between analysts, resulting in subjective evaluations, slower analysis phases, and increased risk of advancing unprofitable properties due to inconsistent data.

Solution Overview

We have introduced a Financial Analysis Module fully integrated within Supply Projects, designed to standardize and streamline the profitability assessment process.

  • Centralized Panel: Analysts access a dedicated Financial Analysis view per property, organizing all editable financial variables into four collapsible sections: Initial Investment, Recurring Costs, Financing, and Scenario Drivers. Each section is pre-populated with intelligent default values to facilitate immediate review and adjustment.

  • Core Input Adjustment: Analysts can precisely modify key parameters such as purchase price, closing costs, estimated rent, management plan selections (Basic 5% fee or Premium 7%), and financing type. The Loan-to-Value (LTV) ratio automatically adjusts dynamically based on the selected investment profile—be it Primary Home, Second Home, or Investment property.

  • Real-time Scenario Generation: As inputs are modified, the system instantaneously generates Conservative and Favorable financial scenarios side-by-side. It computes comprehensive investment breakdowns and essential metrics including Gross Yield, Net Yield, and Return on Capital Employed (ROCE) without delay.

  • Viability Indicator: A smart status bar prominently displays an instant evaluation of each scenario, marked as either OK (✅) or Warning (❌) based on pre-defined yield thresholds. This feature directs analysts efficiently toward viable investments and highlights problematic cases.

  • Official Record Locking: Upon finalization, analysts save the financial analysis, which locks all input values and calculated outputs such as cash flows and returns. This formalizes the financial data as the definitive record for the project.
