InvestMap now surfaces PropHero's internal transactions by municipality, with fallback to a nearby market.

Context and Problem

Zone analysis in InvestMap relied on public and aggregated market data, but ignored a unique PropHero asset: the real transactions we have already operated. That information lived scattered across internal tools, with no link to the zone profile, which prevented us from contrasting the market read with the actual performance of assets in operation. On top of that, in municipalities where we have not yet operated, there was no quick way to project our experience from comparable nearby markets.

The Solution: PropHero Operations by Municipality

We added a new "PropHero Operations" block inside the municipality profile in InvestMap, exposing the internal transactions we have already operated in that market.

  • Real operating KPIs: PH transactions, average time to rent, PH €/m² price, gross yield, estimated rent vs current rent and the delta, all computed on our real operations.
  • Asset-level detail: list of operated units and buildings (address, typology, date, m², bedrooms, rent and price) so the team can dive into any specific transaction.
  • Fallback to nearby municipality: if there is no PropHero footprint yet in the selected municipality, InvestMap automatically shows transactions from the closest municipality where we do have data, providing an operational reference even in new markets.
  • Coherent with the rest of InvestMap: operations are cross-referenced with market metrics, the comparator and the prediction model, reinforcing a combined read of market plus internal experience.

Expected Impact

  • Underwriting backed by internal evidence: decisions are contrasted with the real performance we are getting in the zone, not only with market data.
  • More realistic market read: comparing estimated market rent vs actual rent reduces bias in projections.
  • Full coverage: the nearby-market fallback ensures the team always has a useful PropHero reference, even in markets where we have not yet operated.
  • Leverage on the history: every past operation becomes a supporting signal for the next investment decisions.
