Context & Problem
Managing property exits previously required the simultaneous use of multiple disconnected tools: Airtable for tracking project status, Google Sheets for maintaining valuations, HubSpot for processing incoming requests, and email threads for communication. This fragmentation resulted in data silos where spreadsheet valuations frequently became outdated. Project stage transitions were not uniformly visible to all team members, leading to skipped stages, communication gaps, and significant time spent reconciling status updates. Although Airtable acted as a quasi-source of truth, it consistently lagged behind real-time project developments.
Solution Overview
The divestment process has been fully integrated within the Vistral platform, enabling management across a comprehensive nine-stage pipeline that spans from Upcoming Divestments through to Settled transactions. Users can operate in either Projects or Units mode, view data in list format, and apply filters based on lead, asset type, or divestment route, consolidating all relevant information into a single accessible environment.
Adding new opportunities is streamlined: users search for the relevant project and link corresponding transactions, which are then automatically placed into the Upcoming Divestments stage, prepared for subsequent workflow steps.
Within each opportunity card, the Valuation tab replaces traditional spreadsheets by allowing users to select the divestment route—either Inside or Outside PropHero. The system utilizes this input to recommend the optimal path. When there is a buyback agreement, the platform automatically calculates the floor price, representing the minimum acceptable offer to ensure an adequate return for new investors. Alterations to the divestment route dynamically update this floor price in real time.
The Readiness tab functions as a checklist for all prerequisites required to progress to the next stage. Completion of tasks updates a progress bar instantaneously, providing a clear, visual indication of advancement toward the next milestone.
The Kickoff tab facilitates the generation of client-facing documentation directly from existing system data, eliminating the need for manual copying or formatting.
Financial data is fully integrated and continuously updated within the same workspace, always linked to its specific opportunity for accuracy and ease of access.
For projects involving multiple units in advanced stages, a mini-Kanban board enables granular tracking of individual properties. Users can search, monitor statuses, and move units between stages with confirmation steps to prevent errors, all while maintaining visibility at the project level.
Managers benefit from a comprehensive Home screen dashboard that presents a live overview of portfolio distribution segmented by asset type, divestment route, and team, supplemented with visual charts to enhance comprehension.
The Divestment platform is natively connected with other Vistral modules such as Supply and Reno. This integration ensures automatic flow of property and renovation data, providing the divestment team with up-to-date information without the need for manual follow-ups.
